A Phase I ESA identifies Recognized Environmental Conditions (RECs) — evidence of past or present contamination that could affect property value, financing, or future use. Our reports meet lender, investor, and regulatory requirements.
Every Phase I ESA we perform follows the ASTM E1527-21 standard and includes four core components:
Step 1 — Records Review We research the property’s documented history through regulatory databases, historical aerial photographs, Sanborn fire insurance maps, city directories, and public records to identify prior uses that may indicate contamination.
Step 2 — Site Reconnaissance We conduct a physical inspection of the property and surrounding area, documenting current conditions, observing potential contamination indicators, and photographing relevant features.
Step 3 — Interviews We interview current and past owners, occupants, and local government officials to gather information about historical site use and known environmental concerns.
Step 4 — Report We compile findings into a comprehensive written report identifying any RECs, and provide professional conclusions and recommendations in accordance with ASTM E1527-21.
